A large share of homes in inland Mallorca isn't connected to the municipal sewer network and deals with its wastewater through its own septic tank. It's a system that works well as long as it's maintained, but the sludge settling at the bottom doesn't disappear: it builds up year after year until the tank stops separating properly and the problem shows up inside the house, with slow drains and wastewater backing up at the lowest point.

At Tuberías y Aljibes we empty, clean and inspect septic tanks on country properties, fincas and possessions across the island. We work both on call, once the system has started causing trouble, and on a scheduled basis, which is how you stop it causing trouble in the first place.

How we work

We start by locating and opening the access chamber and checking the sludge level and the surface crust, so we know what we're dealing with. Then we empty the tank and remove the sludge from the bottom, which is what actually gives the system its capacity back. We clean the walls and check the condition of the tank itself, the lid and the inlet. If the symptoms suggest the problem wasn't only build-up, we run a camera along the section connecting the house to the tank to rule out fractures, back-falls or roots. The waste removed goes to a licensed treatment operator, as the regulations require.

How often does a septic tank need emptying?

It depends on the size of the tank and how many people use the property. As a guide, a family home in continuous use usually needs it every one to two years; an occasionally used house can go longer, and a property let out over the high season is worth checking before and after the summer.

How do I know my tank is full?

The clearest sign is drains slowing throughout the house at once, rather than at one fitting. Gurgling toilets, smells around the tank, and puddles or greener grass over the drainage field are warnings too.

Can you find the tank if I don't know where it is?

Yes. It's a common situation on recently bought properties or installations extended without drawings. We trace it from the drainage run leaving the house, using a camera and locating equipment where needed.

What happens to the waste you remove?

It is taken away and handed to a licensed operator for treatment, as the regulations require. It is never discharged onto the land or into the network.

Does emptying always solve the problem?

Not always. If the drains are still slow after emptying, the problem usually lies in the run connecting the house to the tank, or in a clogged soakaway. That's why, when the symptoms point that way, we inspect that section with a camera before calling the job done.

Can I use chemical drain cleaners with a septic tank?

It's inadvisable. Those products disrupt the bacterial activity that breaks down organic matter inside the tank, which is exactly what makes the system work. Without it, solids build up faster and emptying comes round sooner.

How long does emptying take?

A standard emptying is normally completed in the same visit. The time depends mainly on the volume of the tank and how accessible the chamber is for the vehicle.

Do you work on properties that are hard to reach?

Yes. It's the norm inland, with narrow tracks and chambers a long way from the house. When booking the visit we ask about access so we bring the right equipment.

Do you inspect before someone buys a country property?

Yes, and it's one of the checks that spares the most trouble. We establish where the tank is, what condition it's in, and the state of the run connecting it to the house — details that rarely appear on the plans of a possessió.
